Purchasing Instructions:

Selling via the internet allows for the low pricing of listed properties and results in greater benefit value to potential clients. Florida Econoland Specialist Inc has implemented a direct sales system to the consumer by eliminating the salesperson as the middle man, as well as the speculator who can make the product price higher. Our procedure is easy and as secure as if you were buying in one of our offices in the US. You would only need to do the following:

1.- Select the listed lot from the inventory

2.- Send us an e-mail with your name, address, S.S. #: and copy of official form of ID.

3.- With the information provided by you, we will proceed to issue two contracts (one in English, the other in Spanish as applicable) with the lot price, years of financing, interests and monthly payments as per your preference, and we will send these via e-mail or regular postal mail service.

4.- Upon receipt of the contracts proceed to review, sign, notarize and immediately forward them to our Cape Coral office with the 10% down payment USD which will be credited to your account once the purchase deal is made. You would also need to indicate if you wish to pay for the property closing costs immediately or if you prefer to pay it at the end along with your last monthly installment.

5.- If you decide to do an initial property closing at the start of your transaction, then be prepared to pay from $280.00-$350.00 USD in closing costs. Closing costs varies according to property tax rates in Charlotte County. The closing will be made within 30-60 days after the receipt of the signed sales contract as it this is the time the Title company takes to process all documents. Thirty (30) days after receiving the closing in our office on your behalf, you will receive the property title along with monthly payment coupons.

6.- On the other hand, if you decide to close on your property with your final monthly payment, your contracts will be forwarded to Charlotte County for recording and within 15-30 days registered copies from the County Clerk will be sent along with monthly payment coupons. In both instances, you pay for the closing costs. The first option, you pay with at the start of your purchase, and the second option you pay along with your final monthly payment.
